Project Highlights

A private club community home to 461 waterfront residences each with a private dock, Delta Coves provides access to the 1000-plus miles of waterways from the Sacramento-San Joaquin Delta to San Francisco Bay.

Challenge

Aside from complex entitlement and permitting requirements, the original scope of construction included 6 million cubic yards of excavation, 2 million square feet of deep dynamic compaction, the installation of 600,000 square feet of stone columns, and the construction of 14,000 linear feet of slurry wall. Additionally, the project involved the placement of 225,000 tons of riprap, along with 20,000 tons of asphalt paving. This unique project had many challenging aspects, including the requirement that no sub-surface water could leave the site unless it had been treated by reverse osmosis.

Ownership and lender retained the principal of JFP Partners (formerly J. Fanelli Properties, LLC) to secure all the entitlements and permits necessary for construction and to represent the project developer with public agencies.

Result
  • Secured necessary state and federal permits to breach a local levee

  • Enabled construction of waterfront neighborhoods

  • Created the community now known as Delta Coves
